Our standard design-and-build turnkey contracting structure ensures transparent capital deployment aligned with physical site progression:
Payable upon contract signing, completion of comprehensive 3D photorealistic renderings, structural engineering drawings, and site mobilization.
Triggered upon completion of masonry/drywall layout, ceiling grids, HVAC ducting installation, electrical conduit laying, and preliminary fire sprinkler rough-ins.
Triggered upon factory dispatch of modular woodwork, acoustic wall panelling, flooring installation (marble/hardwood/carpet tile), and first-coat paint finishes.
Released upon joint final site inspection, rectification of minor snag items, MEP load testing certification, and official keys/warranty dossier handover.
All services are executed under statutory Works Contract Services (SAC Code: 9954) or Interior Decorator Services (SAC Code: 9983) and carry the applicable GST rate (currently 18%). GST-compliant tax invoices are issued with complete HSN/SAC codes, and GST returns (GSTR-1) are filed punctually to ensure unhindered Input Tax Credit (ITC) claiming for our corporate clientele.
Payment for client-authorized Variation Orders (VOs) shall be billed separately. Unless otherwise mutually agreed in writing, 50% advance is required upon VO authorization to order non-standard finishes, and the remaining 50% is added to the subsequent milestone billing invoice.
Milestone invoices are payable within seven (7) business days of presentation. Work progress is closely coupled to milestone clearance; delay in settlement exceeding 14 calendar days may trigger temporary work-suspension to prevent procurement deficit, with proportional extension of the guaranteed handover timeline.
